A deed is a written instrument that conveys title to real property from the grantor (seller) to the grantee (buyer). Under Cal. Civil Code § 1053, a valid deed must contain: grantor and grantee identification, words of conveyance (granting clause), property description, grantor’s signature, and delivery and acceptance. The deed must be acknowledged before a notary for recording. Recording provides constructive notice of ownership.
